Septic Inspections Stink!

Being proactive with a septic inspection prior to listing can make for an easier sale.

The last thing you want as a home seller is to have your sale cancel because your septic has issues. Septic problems and replacements are one of the top 5 reasons why buyers walk away from a home sale. Don't let this happen to you.

If your home has a septic system, have the septic inspected before putting the house on the market. This will run about $300 but it will save you headache, heartache, and future stress.

In Stark and Summit Counties, the Health Department requires that the septic be inspected before property transfer. They are also the authority that states what repairs need to be made and when. The majority of septic repairs are minor, such as installing or replacing risers, installing a baffle, or repairing an outlet T.

If a septic has been neglected, then replacement may be necessary. The only way to know is to have the system inspected. Many systems can last 60 plus years if they are properly serviced.

Showing a buyer your document that says the septic is approved for property transfer adds buyer’s confidence to the sale and shows that you are proactive in your efforts.
