AC units have oils that can only be run above 60 degrees so testing a unit in the winter is not possible without damaging the unit.
Without starting it up, home inspectors are limited as to what can be accomplished when temperatures are chilly or cold. If you are concerned about the operation of the AC unit, then you should have an HVAC technician inspect the system. They can take the unit apart and run diagnostic tests to indicate its operational level.
Once we provide you with the report, it is your responsibility to investigate the defects or limitations that are in the home inspection report during the inspection process. Waiting until you move into the house to investigate the top defects can be troublesome and end up costing you more money.
Two months ago, a client who just moved into his house called and said he had to buy a new furnace and he wondered why it wasn’t in the report. When we looked at the report, the furnace condition was in the report and listed as a top defect. He failed to have the furnace looked at further during the inspection process and it took a chunk out of his wallet.
