Set Yourself Up For Septic Success

A little preparation can help you receive the best possible inspection experience.

Nothing is worse than dealing with septic issues when all you want to do is buy or sell a home! We recommend that sellers who have a house with a septic system should have the system inspected for property transfer BEFORE putting the house on the market.

Being proactive with a septic inspection benefits all parties. As a seller, you are showing that you have had your system evaluated and the results are readily available. Also, if there are any repairs that are needed, you can get these taken care of before listing the house. This makes the inspection process much smoother and less stress for all buyers, sellers and Realtors.

To perform their job properly, Septic Inspectors will need:

  • Septic lids located and marked
  • Access provided to the base
  • Electric turned on so the well pump is operative
  • Time for the inspector to obtain county records of the septic system

Not all counties in Ohio require a septic inspection for property transfer. Stark and Summit Counties require an inspection. If your septic system is in Summit or Stark Counties, your inspector will provide you with a “Certificate of Review” which is your approval for property transfer. Please allow one week for the health department to provide this information.
